It’s hard to imagine a world without property signs and building signs. They are important and ubiquitous for good reason. Yet, sometimes their importance is ignored or misunderstood. If you’ve ever faced frustration and confusion while trying to find a building address, an office or store within, public restroom, parking or exits, it’s likely because of a lack of a signage or ill-conceived signage.
This happens more than you think. Nobody teaches property managers what signs a building needs.
The Many Uses of Building and Property Signs
There are many types of building and property signs and all have specific purposes, but the one thing they all have in common is the “silent customer service” they provide.
Building and property signs help visitors:
- Locate the building
- Find businesses or offices in the building
- Find buildings and offices in industrial parks
- Find exits, fire extinguishers, muster points in case of fire or earthquake
- Find elevators, stairwells, restrooms, parking
- Understand health and safety requirements (social distancing and mask rules for example)
- See vacancies and lease opportunities on the property or in the building
Must-Have Signs

Primary Building Sign
The primary building sign helps people locate the building and markets the property’s brand. Signs may be made of metal, wood or MDF, plexiglass, or scrim vinyl (for banner signs).
Address Sign
A building address should be easy to find. If you’ve ever searched for a building and discovered after finally finding it that the address numbers are small and difficult to see from the street, you’d probably agree that an address sign should be noticeable!
Lobby Signs
Lobby signs are the first wayfinding signs (direction signs) that people see when they enter a building. Lobby wayfinding signs indicate things like the locations of elevators, stairwells, restrooms, and parking. They orient visitors so they aren’t wandering the building, frustrated that they can’t find their intended destination.
Building Directories
Building directories are obviously needed and make it easy for people to find businesses within the building. Even the simplest directory is better than no directory at all. Even small, low rise buildings can benefit from building directories.
Pandemic Prevention and Social Distancing Signs
Social distancing and pandemic safety signs are a new type of signage that will likely be with us for some time. Buildings and offices in buildings are required to uphold public health guidelines. Signs play an important role in this, reminding visitors of the safety rules and requirements, including: the number of customers allowed inside at one time, hand sanitizing and mask requirements, 6-foot (2m) distancing signs, elevator occupancy limits, footprint floor graphics for queues, waiting areas, and reception areas.
